Aluminium doors and windows in the UAE are the framed sliding, lift-slide, casement, folding and entrance systems that close most openings in towers, villas, schools and shopfronts. This page lists UAE aluminium window and door suppliers and explains the system types, how to check tested performance for wind, sand and sun, what Al Sa'fat and Estidama mean for glazing, which coating to ask for on the coast, and what drives price and lead time.

In the UAE, an aluminium window or door is almost always a tested profile system from a system company or extruder, cut and assembled by a local fabricator, glazed with insulated glass and installed by the same firm. The product sits within doors and windows for UAE buildings, and the choice of system series decides most of its performance before any glass is chosen.
| System | Typical UAE use | What to ask for |
|---|---|---|
| Sliding windows and doors | Apartment balconies, villa terraces, labour and staff accommodation | Track drainage, interlock depth, sash weight limit, tested air, water and wind classes |
| Lift-slide doors | Large villa and penthouse openings, hotel suites facing the sea | Maximum panel size and weight, threshold type (flush or raised), hardware maker |
| Casement and tilt-turn windows | Offices, schools, hospitals, towers where a tight seal matters | Gasket arrangement, restrictors for child safety and high floors, thermal break depth |
| Folding (bifold) doors | Restaurants, majlis rooms, villa gardens | Panel count and size, bottom track design for sand, locking points |
| Entrance doors and storefront | Shopfronts, lobbies, schools, clinics | Hinge or pivot type, closer, panic or access hardware, heavy-duty frame series |
A full height glazed facade is a different product: it belongs with glass curtain wall systems, not windows. Where budget or acoustics favour plastic frames, compare against uPVC windows and doors, and for busy public entrances look at automatic sliding doors instead of manual aluminium leaves.
Choose the system series on test reports for the size you will build, then pick glass, finish and hardware for the exposure. Two windows that look alike in a catalogue can differ greatly in thermal break, seal design and tested wind class.
A thermally broken profile separates the inner and outer aluminium with insulating strips, cutting heat flow through the frame. Ask for whole-window U-value and solar gain figures for the actual frame and glass combination, because Dubai's Al Sa'fat green building system makes its Silver level mandatory for every new building, and in Abu Dhabi the Pearl rating programme sets Pearl 1 as the minimum for all new construction. Your consultant's energy model needs the real numbers, not centre-of-glass data alone. Tempered and laminated glass is usually processed separately and should match the frame's glazing rebate.
Towers on the Dubai and Abu Dhabi coasts see high design wind pressures. EN 14351-1 is the product standard for windows and external pedestrian doorsets, and the supplier's declaration under it gives air permeability, watertightness and wind load results. Intertek notes the standard does not cover fire and smoke performance, structural use or curtain walling, so use it for what it is. For large tower packages, ask for a site water test on installed samples as well.
Fine blown sand wears rollers and blocks drainage. Prefer systems with drained, raised or covered tracks, replaceable brushes, and stainless rollers; lift-slide hardware lifts the sash off its seals so it slides more freely in dusty conditions.
Powder coating quality depends on pretreatment. QUALICOAT, the coating quality label body, licenses coating plants and offers a SEASIDE endorsement linked to enhanced pretreatment; ask whether the coater holds it for projects near Jebel Ali, Palm Jumeirah, Saadiyat or Ras Al Khaimah. Anodised finishes are an alternative where the architect wants a metallic look.
Aluminium doors and windows in the UAE are bought against the consultant's specification and the emirate's green building rules; there is no separate civil defence product approval for an ordinary, non fire rated window. Fire rated glazed doors and screens are a separate product with their own approval. We checked these points in October 2026.
| Requirement | Applies to | Authority or source |
|---|---|---|
| EN 14351-1 declared performance | Windows and external pedestrian doorsets: air, water and wind performance | European standard named in UAE specifications |
| Al Sa'fat Silver Sa'fa, mandatory for all new buildings (second edition January 2023) | Envelope, glazing and energy performance in Dubai | Dubai Municipality |
| Estidama Pearl 1 minimum for new construction, Pearl 2 for government buildings | Envelope and energy design in Abu Dhabi | Abu Dhabi planning authorities |
| QUALICOAT licence, with SEASIDE endorsement where specified | Powder coated aluminium profiles | QUALICOAT and its licensed coaters |
| Fire test and civil defence approval | Only for fire rated glazed doors and screens | UAE Civil Defence |
If a door must resist fire, buy it as a tested fire rated doorset rather than adding fire glass to a standard aluminium frame; the civil defence approval follows the tested assembly. For general supplier checks, see our guide to sourcing industrial suppliers in the UAE and Saudi Arabia.
UAE buyers usually deal with a fabricator who holds a licence for a system brand, buys profiles from that brand or a regional extruder, and builds to the project's sizes. The system company supplies tested designs, software and training; the fabricator supplies the finished, installed window.
Before award, ask the fabricator for its system licence, test reports for the series and maximum sizes offered, the coater's QUALICOAT licence, glass make-up and whole-window thermal values, a sample corner or mock-up, and the warranty split between system company, coater, glass processor and fabricator. To compare quotes on one window schedule, post your aluminium windows requirement with elevations and sizes.
System series, glass and size drive price; profile and glass availability drive lead time. A standard sliding window in a stocked series moves quickly, while large lift-slide doors with special glass and colours take longest.
