Office and commercial furniture in the UAE covers workstations, task seating and storage for offices, contract furniture for hotels and restaurants, and the commercial kitchen and laundry equipment that fit-out and hospitality projects buy alongside it. This page lists UAE suppliers and explains how heat and humidity affect materials, which standards and fire tests specifications call for (EN, BIFMA, BS 7176), how Al Sa'fat and ICV come in, and what drives price and lead time.

In the UAE this family covers the loose furniture and equipment that goes into offices, hotels, restaurants, hospitals and staff accommodation once the building shell and finishes are done. It belongs to other industrial and B2B services in the UAE. Buyers are fit-out contractors, facilities managers, hotel pre-opening teams and procurement departments working from an interior designer's furniture, fixtures and equipment (FF&E) schedule.
| Type | Typical UAE use | Key specification points |
|---|---|---|
| Office furniture: workstations, task chairs and storage | Corporate offices in Dubai and Abu Dhabi, government buildings, site offices and control rooms | Chair and desk test standard (EN 1335, EN 527 or ANSI/BIFMA), adjustment range, cable management, warranty years |
| Hospitality furniture for hotels and restaurants | Guest rooms, lobbies, restaurants and banqueting in Dubai, Abu Dhabi and the northern emirates | Ignition resistance of upholstery (BS 7176 level), frame construction, fabric rub count, finish samples |
| Commercial kitchen equipment | Hotel kitchens, central kitchens, hospital and camp catering | Gas or electric supply, extraction and fire suppression interface, stainless grade, conformity certificate where the product is regulated |
| Commercial laundry equipment | Hotel laundries, hospitals, labour accommodation, industrial laundries | Load capacity, heating type, water and drain connections, spares and service cover |
Hard finishes such as flooring, ceilings and wall panels are a separate package: see interior finishes in the UAE. Upholstery fabrics, curtains and staff uniforms come from textile and uniform suppliers, and glass table tops or ceramic pieces often from glass and ceramics specialists.
UAE conditions punish furniture before it is even used. Pieces delivered to a site before the air conditioning runs sit in hot, humid air, and coastal projects in Dubai Marina, Abu Dhabi islands or Ras Al Khaimah see salt in the air all year. Those conditions shape material choices more than style does.
Particleboard and MDF absorb moisture through unsealed edges and swell. Ask whether all edges are banded, which moisture-resistant board grade is used, and whether the supplier will store pieces in a conditioned warehouse until the floor is handed over. Veneers and laminates can lift where adhesives soften in heat.
Seating near full-height glazing takes strong sunlight. Ask for the light-fastness rating of fabrics, and for leather or PU, whether the finish is rated for UV exposure. Outdoor and terrace furniture for hotels needs materials made for sun and heat: powder-coated or marine-grade metals, solution-dyed fabrics and quick-dry foams.
Commercial kitchens and laundries run hot. Ask the supplier which ambient temperature refrigeration condensing units and dryer motors are rated for, how the equipment is ventilated, and how hard the local water supply is for dishwashers and washer extractors, since scale shortens heating element life.
Most office and hospitality furniture is not a regulated product in its own right in the UAE, so the standards that apply are the ones written into the project specification. Electrical kitchen and laundry equipment is different: if a model falls on the MoIAT regulated list, it needs a conformity certificate before sale. The table summarises what buyers ask for, as of 2026.
| Requirement | Applies to | Set or checked by |
|---|---|---|
| EN 1335-1 and EN 1335-2 (office work chair dimensions; safety, strength and durability) | Office task chairs | CEN standard, tested by an accredited lab |
| ANSI/BIFMA X5.1 (general-purpose office chairs, 2017 revision) | Office seating to North American specifications | BIFMA standard, tested by an accredited lab |
| EN 527-1 and EN 527-2 (work tables and desks) | Desks and workstations | CEN standard |
| BS 7176 ignition resistance for non-domestic seating, assessed with BS 5852 or BS EN 1021-1 and -2 | Upholstered seating in hotels, offices and public buildings | BSI standard; level set by the project fire consultant |
| Al Sa'fat green building system | New buildings in Dubai (Silver is the mandatory baseline) | Dubai Municipality |
| Estidama Pearl Rating System | New buildings in Abu Dhabi | Abu Dhabi Department of Municipalities and Transport |
| ECAS certificate or Emirates Quality Mark | Kitchen and laundry equipment on the regulated list | MoIAT |
| ICV certificate | Suppliers bidding to participating government entities and national companies | MoIAT National ICV Programme |
BS 7176 sets ignition resistance levels for non-domestic upholstered seating according to the fire risk of the end use, and refers to BS 5852 and the BS EN 1021 parts for the actual tests. It does not cover domestic or transport seating. UAE hotel and public-building specifications often call for BS 7176 test reports on the fabric and foam combination actually supplied; a report on the fabric alone, or on a different foam, does not prove the composite. Confirm the hazard level with the project's fire consultant.
Dubai's Al Sa'fat system replaced the Dubai Green Building Regulations on 19 October 2020 and requires Silver Sa'fa for all new buildings, with Golden and Platinum optional. Abu Dhabi uses the Estidama Pearl Rating System. Both are building-level ratings, so furniture contributes only where the project's sustainability consultant assigns it a role, typically through low-emission materials or recycled content. BIFMA also runs the LEVEL sustainability certification for furniture, which some specifications accept as evidence.
UAE furniture comes from four kinds of supplier, and most large projects mix them.
Whichever route, ask for test reports from an ISO/IEC 17025 accredited lab for the exact model, a sample or mock-up for approval, the warranty terms in writing and who carries out after-sales service in the UAE.
Price follows specification and customisation; lead time follows where the piece is made. Standard imported office ranges often ship from a regional warehouse, while custom hotel furniture is made to order.
To get comparable quotes, post your furniture requirement with the FF&E schedule, standards and fire test level, delivery dates and installation scope. Projects that also need wayfinding and room signs can source them through signage and display suppliers.
