Fire Protection brands in UAE
What does fire protection cover in the UAE, and which types do buyers specify?
Fire protection in the UAE means the active systems and passive products that detect a fire, raise the alarm, control or put it out, and hold it back long enough for people to leave. On ListGCC the category sits under plumbing and sanitary supplies for UAE buildings, because most of the water-based kit is installed by the same MEP contractors and runs off the same tanks, pumps and pipework. Every product below needs civil defence acceptance before it goes into a UAE building, and that acceptance is tied to the exact model and factory.
Most UAE projects buy fire protection as a package from an MEP or fire contractor, but consultants and facility managers still pick the system type and approve each submittal. Fix the hazard, the system and the approval route first, then compare brands.
| Type | Typical use in the UAE | Key specification points |
|---|---|---|
| Automatic sprinkler systems (wet, dry, pre-action and deluge) | Towers, malls, hotels, warehouses in JAFZA and KIZAD, car parks | Hazard classification, sprinkler response and temperature rating, K-factor, alarm or control valve set, water supply and pump duty |
| Fire alarm and detection systems | All occupied buildings, from villas to labour camps and data centres | Addressable or conventional panel, detector type per room, loop capacity, networking, interfaces to lifts, dampers and pumps |
| Portable and wheeled fire extinguishers | Every floor, kitchen, plant room, vehicle fleet and fuel station | Agent (powder, CO2, foam, water, wet chemical), capacity, fire rating, operating temperature range on the label |
| Hydrants, landing valves and hose reels | Site ring mains, industrial plots, high-rise wet and dry risers | Pressure rating, outlet type and thread, hose length, cabinet material, external coating for the site |
| Fire-rated glazing and glazed screens | Lobbies, stair cores, corridor screens, atrium walls | Fire resistance period, integrity only or integrity plus insulation, test evidence for the full framed assembly, not the glass alone |
Water-based systems depend on the rest of the plumbing scope. Sprinkler and hydrant mains use grooved or welded steel, ductile iron or approved plastic pipe, so the pipes and fittings range for UAE projects is part of the same submittal, and so are ductile iron pipes for buried fire mains. Washroom and kitchen fit-outs are bought alongside from sanitary ware suppliers, which matters mainly for coordination of ceiling space and risers.
How do UAE heat, dust and coastal air affect fire protection?
UAE conditions affect fire protection in three ways: hot roof voids and plant rooms push sprinklers and extinguishers toward their temperature limits, dust and sand drift contaminate smoke detectors, and salt-laden air corrodes hydrants, valves and cabinets near the coast. Design and procurement both need to allow for this.
Heat in roof spaces, plant rooms and storage
A sprinkler's temperature rating has to sit above the highest normal ceiling temperature at its location, or it can operate when there is no fire. Unventilated roof voids, skylights, warehouse mezzanines and plant rooms on UAE rooftops run far hotter than the occupied floor below, so the designer should note higher ratings where they are needed and the supplier should quote them line by line. Extinguishers carry an operating temperature range on the label; check it against where the unit will hang, especially in outdoor cabinets, vehicles and gatehouses.
Dust, sand and construction debris
Optical smoke detectors installed while fit-out work is still going on fill with dust and start raising false alarms. Ask the alarm supplier which detectors offer drift compensation or dirty-chamber warnings, keep dust covers on until handover, and budget for cleaning and testing under the maintenance contract. In warehouses and loading bays with open doors, the designer may choose heat, multi-sensor or beam detection instead of point smoke detectors.
Saline air on the coast
Projects along the coast, from Ruwais and Khalifa Port in Abu Dhabi to Jebel Ali and the Dubai waterfront, see salt and humidity that attack exposed steel. Specify a coating system for outdoor hydrants, landing valves and pump sets, stainless or coated hose reel cabinets, and corrosion-resistant sprinkler finishes in car parks and loading docks where the specification calls for them.
Which approvals apply to fire protection products in the UAE?
In the UAE, a fire and life safety product needs a UAE Civil Defence Certificate of Compliance (CoC) from a certification body that civil defence has approved for that product scope; an international listing on its own is not the approval. Dubai adds Emirates Safety Laboratory (ESL) evaluation for several product groups. The table summarises what we found, checked in October 2026.
| Requirement | Applies to | Authority |
|---|---|---|
| UAE Civil Defence Certificate of Compliance | Each fire and life safety product named in the civil defence list of certification bodies and laboratories; one CoC format is accepted by all Emirates | UAE Civil Defence, via approved certification bodies such as UL, BSI and TUV Rheinland |
| Testing for each factory | Products made at more than one site need testing or correlation testing per manufacturing location | The issuing certification body, under civil defence rules |
| UAE Fire and Life Safety Code of Practice | Design, installation and product acceptance across the Emirates; draws heavily on NFPA standards such as NFPA 13 for sprinklers | UAE Civil Defence under the Ministry of Interior, applied by each emirate |
| Emirates Safety Laboratory evaluation (Dubai) | Fire-resistant doors, fire-resistant ducts, pre-insulated systems, cladding and facade systems, and wireless detection and alarm systems | Dubai Civil Defence, through ESL |
| Fire-resistant cable sampling (Dubai) | Cables taken from buildings for performance testing; a failed product must be re-tested and re-approved | Dubai Civil Defence and ESL |
| Accreditation of certification bodies | ISO/IEC 17065 certification bodies using ISO/IEC 17025 laboratories, both under the IAF, EA or ILAC agreements | Accepted by UAE Civil Defence |
Three points catch buyers out. First, UL's own FAQ says a traditional UL certificate is not accepted by UAE Civil Defence: the product must be re-evaluated under the civil defence rules and issued a UAE CoC. Second, the CoC is tied to the factory, so a model built at a second plant is a different approval case. Third, validity is reported differently: UL's 2018 FAQ describes certificates that are revised when requirements change, while TUV Rheinland lists a two-year validity for its CoC on alarm, detection and emergency lighting products. Check the date and status on every certificate and confirm with the issuing body if it is unclear.
Dubai Civil Defence launched commercial operations of the Emirates Safety Laboratory in April 2022 and described it as the official authority for completion and compliance certificates for safety products in Dubai. In April 2023 it widened ESL's role to the product groups in the table. For a Dubai project with fire doors, ducts, cladding or wireless detection, ask for the ESL certificate and the Dubai Civil Defence registration as well as the international test report. Our guide to UAE Civil Defence approval for fire safety equipment walks through the documents line by line, and the ECAS and EQM conformity guide covers the separate MoIAT schemes for other regulated products.
Who supplies fire protection in the UAE?
UAE fire protection is supplied by a mix of local manufacturers, regional offices of international brands, and authorised distributors who hold stock and handle civil defence paperwork. Which route suits you depends on the product and on whether the CoC is held in the name of the maker or the local agent.
Dubai-based NAFFCO manufactures extinguishers, sprinkler equipment, alarm products and pump sets in the UAE and was the first company accredited by ESL. Sprinkler heads and valves are widely specified from Tyco, Viking, Reliable and Rapidrop, with grooved couplings and valves from Victaulic. For detection, addressable systems from Notifier and Simplex and detector ranges from Apollo appear on many UAE submittals. Portable extinguishers come from local makers and from brands such as Kidde.
Manufacturer, authorised distributor or stockist?
Buy engineered systems (alarm networks, pre-action and deluge systems, pump sets) from the manufacturer or an authorised distributor, because commissioning support, software and warranty come through that channel and the CoC has to match the panel and device firmware you receive. Stockists are fine for extinguishers, hose reels, cabinets and spare sprinklers, provided each item's CoC and factory match what is on the shelf. Whoever you buy from, the installation and later maintenance must be done by a civil defence approved contractor.
Before you award, ask for: the UAE CoC per model with the factory address, the ESL certificate where Dubai requires one, panel and device compatibility statements, datasheets showing temperature ratings and finishes, delivery dates for long-lead items, and spare parts and service arrangements. If you want several quotes against one specification, post your requirement and UAE suppliers will respond.
What drives fire protection prices and lead times in the UAE?
Price and lead time for fire protection in the UAE depend mostly on certification status, system complexity and where the product is made. A model with a current UAE CoC that is stocked locally ships in days; one that needs a new CoC, correlation testing or an ESL evaluation can hold up a submittal for weeks.
- Certification: products already approved for the exact model and factory cost less time; new approvals add test and certification fees that suppliers pass on.
- System type: pre-action, deluge and foam systems need more valves, controls and commissioning than wet pipe sprinklers; networked addressable alarm systems cost more than conventional panels.
- Materials: steel and copper prices move pipe, cabinet, cylinder and cable costs; special finishes for coastal sites add to the bill.
- Origin and freight: locally made extinguishers, cabinets and pump sets avoid sea freight; imported valves and panels from Europe, the US or Asia land through Jebel Ali or Khalifa Port and carry shipping and customs time.
- Volume and phasing: large tower and mall packages are usually priced per phase with call-offs, so agree price validity and how increases are handled.
We do not publish prices because they change with each project and specification. Ask suppliers to quote ex-stock and import options separately so you can see the time and cost trade-off.
