Commercial sanitary fixtures in the UAE are the WCs, urinals, flushing systems, basins and public taps built for heavy use in malls, offices, airports, schools, hotels, mosques and labour accommodation. This page lists UAE suppliers and explains how to choose flush systems and sensor or self-closing taps, the GSO water label, Dubai and Abu Dhabi green building rules, legionella guidance for washrooms, the brands available and what drives cost.

A commercial sanitary fixture is a WC, urinal, basin, tap or flushing device designed for public or high traffic washrooms rather than a private bathroom. It is one product group within sanitary ware for UAE projects, and the buyers are MEP and fit-out contractors working on Dubai and Abu Dhabi malls, metro and airport washrooms, schools, hospitals, office towers, hotel public areas and staff housing.
The difference from residential product is in the hidden parts: how the fixture flushes, how the tap shuts off, how it is fixed to the wall and how fast a cartridge or sensor can be changed with the washroom still open.
| Fixture | Typical UAE use | What to put in the specification |
|---|---|---|
| Wall-hung WC on concealed cistern and carrier frame | Offices, malls, hotel public toilets | Frame load rating, cistern flush volumes, flush plate type (manual, pneumatic or touchless), access for servicing |
| WC or squat pan with pressurised flushing valve | Mosques, labour accommodation, schools, stations | Valve type and working pressure, supply pipe size, vandal resistant body, oriental (squat) pan where required |
| Urinals: flush valve, sensor or waterless | Malls, airports, stadiums, offices | Flush volume or waterless trap and cartridge, sensor power source, spreader and outlet, partition spacing |
| Public basin taps: sensor or self-closing (time flow) | All public washrooms | Flow rate, run time, mains or battery power, solenoid filter, public basin tap category on the water label |
| Ablution taps and stations | Mosques, offices, malls, airports | Ablution category on the water label, spout height, drainage and slip resistant flooring |
| Thermostatic and time flow showers | Gyms, staff housing, hospitals, schools | Anti-scald limit, flow rate, run time, cleanable head |
Fixtures are bought with their surroundings: grab bars, dispensers and dryers from washroom and bathroom accessories suppliers, and hot water from water heaters and calorifiers sized for the washroom load.
Pick the flush system and tap shut-off first, because they decide water use, maintenance and complaints; then choose the ceramic and finish. Ask every bidder for spares and access details along with the product data.
A concealed cistern needs only a small supply and refills between flushes, so it suits most offices and malls. A pressurised flushing valve gives repeated flushes with no refill wait, which suits heavy peaks in mosques, stadiums and staff housing, but it needs the supply pressure and pipe size the valve maker states. The MEP designer should confirm both before the fixture is chosen, and the plumbing contractor should size the supply pipes and fittings to suit.
Sensor taps cut contact and run-on, but need a transformer or batteries, a solenoid with an inlet filter, and someone who can reset settings. Self-closing push taps have no electronics and suit locations without power, though the run time must be set for the basin. Whichever you pick, specify a removable aerator or flow regulator and keep spare cartridges on site.
Dubai Municipality's legionella guidelines (version 6, issued August 2025) apply to hotels, commercial, educational, government and residential buildings and labour accommodation. They require a flushing policy that runs taps and showers in unoccupied rooms at least weekly, shower heads and taps kept clean and free from scale, and hot water circulating at 50 to 60°C, with thermostatic mixing valves placed close to outlets where scalding is a risk. Choose fittings that can be descaled and flushed easily, and avoid long dead legs to rarely used fixtures.
For stations, parks and labour housing, ask for concealed fixings, tamper-proof aerators and flush plates that can be locked. Every concealed cistern and sensor box needs an access panel the facility team can open without breaking tiles.
Commercial fixtures in the UAE must carry the GSO water efficiency certification for their category, and new buildings must meet the emirate's green building rules for water-efficient fittings. Health rules on legionella then shape how the hot and cold system is run. Checked in October 2026.

Two points catch commercial buyers. The GSO certification separates public wash basin taps from private ones, so check that the certificate lists the public category for a mall or office tap. And Al Sa'fat lets a Dubai building that does not meet every fitting limit comply instead by calculation, comparing its annual water use with a reference building that does, so ask the consultant which route the project follows before you substitute a fixture. Our guide to ECAS and EQM certificates in the UAE explains how to verify a conformity certificate.
Commercial fixtures reach UAE projects through brand regional offices and authorised project distributors, which handle specification and bulk orders, and through trading stockists for small replacements. The consultant usually names two or three approved brands, and the contractor buys from their distributors.
Brands with commercial ranges include Geberit for carrier frames, concealed cisterns and flush plates; TOTO for sensor taps, flush valves and urinals; American Standard for flushometers and sensor faucets; Ideal Standard, including its Armitage Shanks commercial line; Grohe for self-closing and sensor taps; Roca and RAK Ceramics for urinals and vitreous china fixtures; VitrA and Jaquar for complete washroom packages; Hansgrohe for showers and thermostats; and Duravit, Laufen and Villeroy & Boch for rimless WCs and premium ceramics in hotel and office washrooms.
Ask each bidder for the GSO certificate for every model and category, frame and cistern drawings, valve pressure requirements, the spare parts kit and who services sensors after handover. See our guide on vetting suppliers in the UAE and Saudi Arabia, and post your fixture schedule to collect comparable quotes.
Electronics, concealed systems and certification drive cost more than the ceramic; lead time depends on stock position and whether each model is already certified.
Ask bidders to mark each line as UAE stock, regional stock or factory order, with the delivery time from purchase order.
