Warehouses for rent in the UAE are industrial units leased by the year or for shorter terms for dry, air-conditioned, cold or open storage in Dubai, Sharjah, Abu Dhabi, Ajman and the northern emirates. This page lists landlords and agents, and explains lease registration under Ejari and Tawtheeq, Civil Defence checks, climate risks and what moves rent.
Ajman Free Zone offers about 867,000 square metres of space with over 530 warehouses, 7,000 offices and 22 clusters, according to Oxford Business Group's 2025 report, which also gave a 96 percent occupancy rate for the first half of 2024. That tells you space in the free zone is tight and worth reserving early. The authority also lists land, an e-commerce hub and onsite accommodation. Outside the zone, units for rent appear in the Al Jurf and Ajman Industrial areas. See industrial real estate and rental.
Small firms start with warehouses for rent, workshop spaces, free zone company setup and open yards. Construction contractors rent cranes, forklifts and generators by the month, and many use portacabins and site offices on projects.
The Free Zones Authority of Ajman oversees Ajman Free Zone and Ajman Media City Free Zone. Outside the zones, trade licences come from the Ajman Department of Economic Development and building use is controlled by the Ajman Municipality and Planning Department. Civil Defence compliance applies to non-residential buildings, so check that a unit is certified for your use, especially for storage of flammable goods. Ask whether utilities are connected through Etihad Water and Electricity.
Check ceiling height, loading access and floor load before signing. Compare free zone and mainland terms, including who handles customs and where your licence allows you to trade. Do not rely on a verbal promise of future expansion, as Oxford Business Group notes a deeper port is only planned. Describe your size and use through post a requirement.
Equipment rental works best with clear terms. Check who pays for transport, operator, fuel and insurance, and what happens if the item breaks down. For longer needs, compare monthly rental with buying a used unit.
Ajman is the smallest emirate, and its industry is compressed into a few districts. Ajman Free Zone sits beside Ajman Port and was created in 1988. Oxford Business Group's 2025 Ajman report puts it at about 867,000 square metres with over 530 warehouses, 7,000 offices and 22 clusters, and counts roughly 9,000 companies. Sector counts in the same report include about 800 construction related traders, over 430 food and beverage firms, 361 in jewellery and 320 in textiles.
Outside the free zone, the Al Jurf industrial areas 1, 2 and 3 lie on the northern border with Umm Al Quwain, and Ajman Industrial 1 and 2 lie near the Sharjah border. The same report describes Industrial 1 as focused on electrical and mechanical repair and Industrial 2 on textiles and ready-to-wear clothing. Inland, Manama and Masfout are mainly farming settlements rather than factory districts.
Ajman Port handles around 1,000 ship calls a year and is a small gateway beside the free zone. Larger container volumes usually come through Sharjah and Dubai ports and arrive by road, because Sharjah surrounds Ajman on three sides. The Free Zone describes easy access to Dubai and Sharjah airports. The Oxford Business Group report mentions a planned deeper water port, so check current berth and draught limits with your forwarder before booking large lots.
Trade and industrial licences come from the Ajman Department of Economic Development. The Free Zones Authority of Ajman oversees Ajman Free Zone and Ajman Media City Free Zone. The Ajman Municipality and Planning Department handles building permits and runs a building material testing laboratory. Civil Defence sign-off appears in the completion process for non-residential buildings. Power and water are supplied by Etihad Water and Electricity. The Ajman Chamber, renamed in July 2024, represents commercial, industrial and agricultural firms.
Construction trades and building material traders are the largest group, followed by food and beverage, textiles, jewellery and automotive. Small workshops buy bearings, tools and spares, and the free zone's technology and robotics hub draws a smaller electronics demand. Oil and gas, mining and heavy process industry are thin in Ajman. Buyers with that need usually source from Abu Dhabi or Sharjah and use Ajman for trading, storage and light fabrication.
