Warehouses for rent in the UAE are industrial units leased by the year or for shorter terms for dry, air-conditioned, cold or open storage in Dubai, Sharjah, Abu Dhabi, Ajman and the northern emirates. This page lists landlords and agents, and explains lease registration under Ejari and Tawtheeq, Civil Defence checks, climate risks and what moves rent.
Abu Dhabi has more industrial land on offer than any other emirate. KEZAD says its land bank covers 550 sq km, with lease terms of 25 to 50 years, and that 67 percent of land leases are linked to industrial and manufacturing use. Options include serviced plots, pre-built warehouses in the KEZAD Logistics Parks, small units in the KEZAD SME Hub at Al Ma'mourah, planned at 25,260 sqm with handover expected by the end of 2026, and a Metal Park of 450,000 sqm. This is the core of industrial real estate and rental here.
KEZAD reported 91 percent warehouse occupancy and 146,000 sqm of new warehouse capacity in 2025. Occupancy that high means good units may be scarce, so inquire early and ask for handover dates in writing. Compare warehouses for rent with industrial zone plots if you need a custom building, and factory buildings if you want a faster start. Free zones and industrial zones differ in ownership, customs and licence rules, so check which suits your activity.
Projects in Mussafah, Ruwais and the KEZAD zones lean on rented machinery. Common requests are crane rental, generator rental, forklift rental and portacabins and site offices. Rental firms are mainly in Mussafah, and heavy items come with an operator and rigging plan. Ask who holds insurance, who services the unit and what the replacement time is if it breaks down.
Match the lease type to your licence: free zone leases come through KEZAD Group, while mainland activity is licensed through the Department of Economic Development. Check utility access, road width for trailers, and distance to Khalifa Port or Etihad Rail connections. Ask whether service charges, fit-out and exit conditions are in the contract. If you need several quotes for space or rented plant, post a requirement with area, term and start date.
Abu Dhabi's industry sits on the mainland, not on the island. The long-established base is Mussafah, an industrial district south-west of the city that began as a small area in the 1970s and grew with government incentives and the building boom of the 2000s. Inside it, the Industrial City of Abu Dhabi, known as ICAD, is operated by KEZAD Group. KEZAD describes itself as the UAE's largest operator of fully integrated economic zones, with a 550 sq km land bank and more than 1,750 companies.
The newer zones lie along the E11 highway between Abu Dhabi and Dubai. KEZAD Al Ma'mourah offers serviced land, pre-built warehouses and small industrial units next to Khalifa Port, and its Metal Park is planned at 450,000 sqm. KEZAD also runs a zone in Al Ain, inland toward the Omani border. Further west, Ruwais is a separate story: it is the oil, gas and petrochemical complex of the Al Dhafra region, where the TA'ZIZ chemicals zone is being built, with production reported on track for 2027 in a November 2024 report. Masdar City is different again, a cleantech and research free zone close to the airport.
Khalifa Port is the main gateway for containers and vehicles. AD Ports Group calls it the region's first semi-automated port and lists more than 25 shipping lines and links to more than 70 ports. A dedicated roll-on roll-off terminal serves vehicle imports. The group counts five international airports within reach, including Zayed International, Al Maktoum International in Dubai and Al Ain International. Etihad Rail has carried bulk and industrial cargo since 2023, and AD Ports has reported a Fujairah to ICAD rail route with a customs-enabled inland gateway. Road links to Dubai on the E11 are short, but confirm transit times with your forwarder.
The Department of Municipalities and Transport sets building policy, including the Estidama Pearl rating that is required for a building permit. The Abu Dhabi Agriculture and Food Safety Authority, ADAFSA, regulates food safety and runs a veterinary quarantine at Khalifa Port. The Abu Dhabi Public Health Centre supervises the OSHAD safety framework, and the Abu Dhabi Civil Defence Authority requires approval and a licence for fire and safety products. Free zone tenants deal with KEZAD Group or Masdar City Free Zone, while mainland firms are licensed through the Department of Economic Development.
Oil, gas and petrochemicals drive the largest orders, followed by metals, building materials, food logistics, vehicles and utilities. Government-linked projects set much of the pace, so supplier prequalification and local approvals matter more here than a quick trade counter sale.
