Portacabins and site offices in the UAE are factory-built cabins used as contractor offices, security cabins, toilets, canteens and first aid rooms on construction and industrial sites, bought outright or hired by the month. This page lists UAE suppliers and explains panel and cooling specifications, Civil Defence and site conditions, worker accommodation standards and what drives hire rates.

A portacabin is a prefabricated cabin built from steel framing and insulated wall panels, delivered to site on a truck and lifted onto a base. In the UAE the term covers site offices, guard cabins, toilet blocks, canteens, clinics and workers' rooms, and it is one of the options under modular and temporary structures in the UAE. Where you need a larger or multi-storey building, compare modular buildings; for reused steel boxes see container conversions.
| Cabin type | Typical UAE use | What to specify |
|---|---|---|
| Site office | Contractor, consultant and client offices | Size, partitions, AC capacity, power points, desk and window layout |
| Guard and gate cabin | Site entrances, labour camps, yards | Compact size, glazing, AC, lifting points |
| Toilet and ablution unit | Construction sites, event grounds | Fixture count, water tank, drainage connection, ventilation |
| Canteen and mess | Labour camps and large sites | Floor finish, extraction, hygiene finishes, seating plan |
| Clinic and first aid room | Large sites, camps | Washable surfaces, privacy, AC, access for a stretcher |
| Workers' rooms | Short-term accommodation on site | Area per worker, AC, fire safety, compliance with accommodation standards |
Choose the wall and roof build-up first, then the cooling, because heat is what makes a thin cabin unusable by midday. Ask for the panel core and thickness, and compare options with a supplier of insulated metal panels. Size split units for peak summer load with an HVAC supplier, add shade over doors and windows, and check that the site supply or rented generators can run every AC unit at once.
A cabin that people work or sleep in is treated as an occupied building for fire and health purposes, so Civil Defence rules, site owner conditions and, for accommodation, MoHRE standards apply as of 2026. The table lists what buyers meet; each emirate and free zone has its own permit route.
| Requirement | Applies to | Authority or source |
|---|---|---|
| Fire and life safety | Detection, extinguishers and escape for occupied cabins; see the Civil Defence approval guide | Civil Defence of the emirate |
| Site siting and permit | Where the cabin may stand on a plot or inside a plant | Site owner, municipality or master developer |
| Labour accommodation standards | Establishments with 50 or more workers earning under AED 1,500 a month must provide accommodation: at least 3 square metres per person, 8 to 10 persons per room at most, one toilet per 8 persons, air conditioning, no three-tier bunks | MoHRE, via the UAE Government portal |
| Container unit leasing licence | Businesses renting portable accommodation or office units; Meydan Free Zone describes activity code 7730.08 for this | Dubai DET or a free zone |
The UAE Government portal also lists fire safety features such as emergency exits and extinguishing systems for accommodation. Meydan Free Zone adds that container units used for accommodation must meet Dubai Municipality habitability and safety standards, or they cannot legally be used for it. Equip cabins with fire extinguishers and fire alarm systems before occupation.
Hire when the job is under about a year or the site will change, and buy when the cabin will move between projects for years. Hire usually includes delivery and collection, and sometimes maintenance, while buying moves resale and servicing risk to you. Meydan Free Zone notes that the container leasing trade runs under a licence and that rental contracts should be written for every deployment, so check that your supplier is licensed and that the contract names who pays for relocation, damage and AC repairs.
Price depends on size, specification, delivery distance, crane time, AC count and the contract term; there is no standard rate. Heat also changes who can work outdoors: the midday break rule applies to labour on site, so provide a cooled rest cabin, shade and water, and read the heat stress guide for outdoor work and PPE suppliers.
Lay out the cabin for the people who use it. A site office with six desks needs more AC than the same floor area used as a store, and a cabin with a printer, plan table and kettle draws extra power. Put the door away from the prevailing wind, add a small porch or shade, and keep an entry mat to reduce sand indoors.
Send each supplier the same brief: size, number of rooms, AC capacity, power load, delivery location, start date and hire or sale term. Ask for drawings, panel data, the AC brand and capacity, and the lift weight. Compare delivery and set-up, removal at the end, and what happens if the site moves. For storage of materials beside the cabin, look at temporary storage tents and prefabricated structures. For wider help, read the guide to sourcing industrial suppliers and post your requirement to receive offers.
