Mezzanine floors in the UAE are steel platforms built inside a warehouse or factory to add a second working level for storage, picking or offices without extending the building. This page explains the main types, how loads and escape routes shape the design, which permits and steel standards apply, which brands to look at and what drives price and lead time.
Ajman is a small emirate that moves goods more than it makes them, so the logistics and material handling market here is built around storage and short road hauls. Ajman Free Zone lists warehouses as a product and sits beside Ajman Port, with access to Dubai and Sharjah airports. Oxford Business Group's 2025 report counts more than 530 warehouses in the zone. Tenants buy forklifts, pallet racking, pallet trucks and customs clearance support, usually in small lots rather than fleet orders.
The free zone warehouses are the densest cluster, serving trading firms in construction supplies, food, textiles and jewellery. Al Jurf Industrial 1 and 2 and the New Industrial Area hold stand-alone sheds, yards and equipment dealers, and many of these units are advertised for lease. Most large container lines call at Dubai or Sharjah, so freight arrives at Ajman by truck. Ask a freight forwarder to price the final road leg separately from the sea freight, and check whether Ajman Port can take your vessel size before you book.
Start with the shed. Many Ajman units are older, with low clear height and modest floor slabs, so confirm height, floor load and door width before choosing racking or a truck type. Narrow aisles favour electric stackers and reach trucks; diesel trucks suit open yards in the Al Jurf areas. Storage of hazardous goods needs Civil Defence approval, and building changes go through the Ajman Municipality and Planning Department, so confirm both before you fit out. Ask each supplier for load plates, an engineer-signed layout and a named service contact within the northern emirates, because breakdown time costs more than a price gap between brands.
Many Ajman tenants rent a single unit and grow slowly, so compare used and new trucks, and ask whether racking bays can be added later without replacing frames. Our guide to buying an overhead crane helps if lifting is also needed. To collect quotes against one spec, use post a requirement.
Ajman is the smallest emirate, and its industry is compressed into a few districts. Ajman Free Zone sits beside Ajman Port and was created in 1988. Oxford Business Group's 2025 Ajman report puts it at about 867,000 square metres with over 530 warehouses, 7,000 offices and 22 clusters, and counts roughly 9,000 companies. Sector counts in the same report include about 800 construction related traders, over 430 food and beverage firms, 361 in jewellery and 320 in textiles.
Outside the free zone, the Al Jurf industrial areas 1, 2 and 3 lie on the northern border with Umm Al Quwain, and Ajman Industrial 1 and 2 lie near the Sharjah border. The same report describes Industrial 1 as focused on electrical and mechanical repair and Industrial 2 on textiles and ready-to-wear clothing. Inland, Manama and Masfout are mainly farming settlements rather than factory districts.
Ajman Port handles around 1,000 ship calls a year and is a small gateway beside the free zone. Larger container volumes usually come through Sharjah and Dubai ports and arrive by road, because Sharjah surrounds Ajman on three sides. The Free Zone describes easy access to Dubai and Sharjah airports. The Oxford Business Group report mentions a planned deeper water port, so check current berth and draught limits with your forwarder before booking large lots.
Trade and industrial licences come from the Ajman Department of Economic Development. The Free Zones Authority of Ajman oversees Ajman Free Zone and Ajman Media City Free Zone. The Ajman Municipality and Planning Department handles building permits and runs a building material testing laboratory. Civil Defence sign-off appears in the completion process for non-residential buildings. Power and water are supplied by Etihad Water and Electricity. The Ajman Chamber, renamed in July 2024, represents commercial, industrial and agricultural firms.
Construction trades and building material traders are the largest group, followed by food and beverage, textiles, jewellery and automotive. Small workshops buy bearings, tools and spares, and the free zone's technology and robotics hub draws a smaller electronics demand. Oil and gas, mining and heavy process industry are thin in Ajman. Buyers with that need usually source from Abu Dhabi or Sharjah and use Ajman for trading, storage and light fabrication.
