Industrial properties in the UAE are the warehouses, factory buildings, office warehouses, workshops and open yards that manufacturers, distributors and contractors lease in Dubai, Abu Dhabi, Sharjah and the northern emirates. This page lists landlords and agents offering industrial space and explains lease registration under Ejari and Tawtheeq, Civil Defence and fit-out approvals, labour accommodation rules and what decides rent and move-in time.
RAKEZ is the main landlord. Its three industrial zones offer warehouses from 150 square metres up to 10,000 square metres in Al Hamra and Al Hulaila, and land plots from 2,500 or 5,000 square metres depending on the page, with the option to build or lease labour accommodation. Pre-approved open yards in Al Ghail are plots of 1,035 square metres with a 35 square metre office, enclosed by walls and fitted with electricity, CCTV and a fire-fighting system. That makes industrial real estate and rental here easier for a first-time tenant than in many emirates.
Search free zones and industrial zones to compare options, then warehouses for rent, open yards and storage yards and industrial zone plots. Contractors working on Al Marjan Island rent cranes, portacabins and site offices and generators.
Heavy users sit in Al Ghail and Al Hulaila near the quarries and the port, light industry in Al Hamra, and trading firms in the older industrial areas. RAKEZ says warehouse leases run for one year and are renewed annually, with the rent paid in full at registration or renewal; confirm current terms on its website. Listings on property portals show asking rents for Al Ghail units, but these are advertised figures and vary by size and power load, so ask for a RAKEZ quote rather than relying on them.
Confirm the permitted activity for the unit, the power supply in kilowatts, loading doors and ceiling height, and whether the plot is inside the free zone or a non-free-zone area. For yards, check which of the activities are approved by Civil Defence and the General Resources Authority. An unofficial airport-cargo preview mentions a new Al Hamra warehouse of about 5,839 square metres expected in the fourth quarter of 2026, so verify with RAKEZ before planning around it. To compare rental equipment or space, use post a requirement.
Most of the emirate's factories sit inside the Ras Al Khaimah Economic Zone, known as RAKEZ, which was formed in 2017 by merging the former RAK Free Trade Zone and the RAK Investment Authority. RAKEZ runs three industrial zones. Al Ghail is the heavy-manufacturing zone with the largest plots and a connection to the Etihad Rail freight facility. Al Hamra suits light and high-tech manufacturing and processing, and RAKEZ lists tenants there from tea blending to glass bottles and wiring harnesses. Al Hulaila is positioned for heavy industry beside Saqr Port, with land plots and warehouses on offer. RAKEZ lets investors choose a free zone or a non-free-zone licence in these zones, which matters if you plan to sell to the UAE mainland.
Saqr Port is the heart of the freight system. RAK Ports describes it as one of the largest bulk ports in the region, and trade reports put its handling at around 70 to 85 million tonnes a year, mostly limestone, aggregates, cement and clinker from local quarries, with a container terminal alongside. Ras Al Khaimah International Airport takes air freight. By road, the airport operator's published figures give roughly 60 km from Sharjah, about 110 km from Dubai city and about 250 km from Abu Dhabi city, so same-day delivery to Dubai is realistic while Abu Dhabi is a longer run. Etihad Rail's Al Ghail freight facility was announced in 2021 to move quarry material by train towards Abu Dhabi, and RAKEZ now describes Al Ghail as connected to the rail terminal.
The RAK Department of Economic Development licenses commercial and industrial activity on the mainland, while RAKEZ licenses companies inside its zones. RAKEZ tells manufacturers to obtain external clearances after licensing, naming environmental, Civil Defence and health authorities. RAK Municipality handles building permits outside the free zones, and a completion certificate from Civil Defence is needed for industrial and multi-storey buildings. For RAKEZ sites, RAKEZ itself pre-approves open yards with Civil Defence. Confirm which regime applies to your plot before ordering.
Quarrying, cement and construction materials are the emirate's historic base, and manufacturing is reported at more than a third of local GDP in a RAKEZ article. Food processing, pharmaceuticals, packaging, building products and automotive components follow. Large hospitality projects on Al Marjan Island, including the Wynn resort scheduled for spring 2027, add steady demand for fit-out and facilities supplies. Heavy oil and gas is not a local strength; for that, look to Abu Dhabi.
