Floor polishing and restoration in the UAE is the specialist grinding, honing, polishing and sealing of marble, granite, terrazzo and concrete floors in hotels, malls, villas and offices. This page lists UAE floor restoration contractors and explains the methods and when each suits your stone, why crystallisation only works on marble-type floors, how to check slip resistance after treatment, which Dubai Municipality and MoIAT points apply, and what sets price and programme.

Floor restoration in the UAE means bringing worn, scratched or dull hard floors back to an even finish with diamond grinding and honing, then polishing, crystallising or sealing them, plus the periodic maintenance that keeps the shine. It is a specialist trade within commercial cleaning in the UAE, distinct from the daily mopping and scrubbing done by janitorial cleaning contractors.
Marble is everywhere in UAE hotel lobbies, mall atria, villa majlis rooms and tower receptions, and heavy foot traffic carrying fine sand scratches it quickly. The work is usually tendered as a one-off restoration followed by a monthly or quarterly maintenance visit.
| Service | Suitable floors | What it does and what to specify |
|---|---|---|
| Diamond grinding and honing | Marble, granite, terrazzo, limestone | Removes lippage, deep scratches and old coatings with a stepped sequence of diamond grits; specify starting and finishing grit per stone |
| Diamond polishing | Marble, granite, terrazzo | Brings back gloss mechanically with fine diamond pads; no chemical layer left on top |
| Crystallisation | Calcareous stone only: marble, terrazzo, agglomerate | Acidic agent buffed with a single-disc machine to harden and gloss the surface layer; not for granite |
| Impregnating sealer | Porous stone, especially light marble and limestone in kitchens and lobbies | Reduces staining from coffee, oil and juice; ask for slip results after application |
| Concrete grinding and polishing | Car showrooms, warehouses, retail units | Grinding plus a densifier and guard; often an alternative to a resin coating |
Coated floors are a different job. Resin floors in kitchens and plants are renewed under epoxy flooring systems, and new stone supply belongs to natural stone flooring suppliers.
Choose the method by stone hardness and condition: soft marble and terrazzo can be honed, polished and crystallised, while hard granite is honed and polished mechanically and never crystallised. Most disputes after a restoration come from a method that did not suit the stone.
Granite is far harder than marble, and marbles differ among themselves, so the number of grit steps and the time spent on each varies. A dark marble may need far less aggressive honing than a white Carrara-type marble. A common grit ladder runs 60, 120, 220, 400 and 800 before polishing, but a good contractor starts at the finest grit that removes the damage, because every extra coarse pass takes stone away.
Crystallisation agents are strongly acidic. Kärcher describes its wet crystallising powder as dissolving the bound calcium carbonate of the surface layer, which with a single-disc machine compacts and hardens the top of calcareous floors such as marble, terrazzo and artificial stone. That chemistry is why it does nothing useful on granite. Floors maintained by repeated crystallisation alone can build up a layer that has to be honed off before a full restoration, so ask contractors how they will treat an existing crystallised floor.
Desert sand is the main enemy of a polished floor in the UAE: it acts as an abrasive under shoes and trolleys. Humidity near the coast and air-conditioned lobbies next to open doors affect how sealers cure and how slippery the floor is.
As of 2026, no federal approval specific to floor restoration work was found, so UAE buyers control quality through chemical registration, machine conformity, safety data and slip testing. Rules differ between emirates; confirm licensing and site rules with the municipality for your project.
| Check | Applies to | Authority or reference |
|---|---|---|
| Product registration in Montaji | Cleaning and care chemicals sold in Dubai | Dubai Municipality |
| Conformity certificate for regulated products | Electrical machines in regulated product groups | MoIAT (ECAS) |
| Safety data sheets and PPE | Acidic crystallising agents and solvent sealers | Client HSE plan; supplier SDS |
| Wet slip resistance test | Floors after polishing, crystallisation or sealing | Pendulum test; a wet pendulum test value of 36 or more is widely used as the low slip potential target |
Some crystallising liquids are classified as causing severe skin burns and eye damage, so ask for the safety data sheet in English and Arabic before work starts and check the operatives wear gloves and eye protection. A high gloss is not the same as a slippery floor, but it is the first complaint after restoration in a hotel lobby. The pendulum test is the preferred slip method of the UK HSE, and Ireland's HSA recommends specifying a wet value of 36 or more in final use; put that target and a test after handover in the contract. For machines, the guide to ECAS and EQM conformity in the UAE explains how to read a MoIAT certificate.
Pick a contractor who tests a sample area on your floor first, names the grits and chemicals in writing, and guarantees slip and gloss results. Price per square metre means little until the method is fixed.
If you want to buy the machines and pads yourself, compare ranges under floor cleaning machines and burnishers, and source neutral stone cleaners from cleaning chemical suppliers. To compare contractors on the same scope, post your requirement with floor areas, stone types and photos.
Price follows the condition of the floor and the number of grinding steps more than the area alone, and the programme follows site access hours. We do not publish rates because they vary with stone and access.
