Biocides and preservatives in the UAE are the chemicals that kill or hold back bacteria, algae and fungi in cooling water, RO plants, fuel, paints, adhesives and process fluids. This page lists UAE biocide suppliers and explains oxidising and non-oxidising actives, in-can and film preservatives, how summer heat cuts shelf life, Dubai Municipality product registration as of 2026, and what drives price and delivery.
Dubai is stronger at distribution than at production in chemicals, lubricants and industrial gases. Jebel Ali Free Zone groups chemicals under its petrochemicals sector, which it lists at more than 532 companies from over 70 countries. Its site also mentions a 60,000 tonne per year sulphur facility launched by Amarak Chemicals in February 2026. Tanker berths, tank terminals and bonded warehouses beside Jebel Ali Port make it practical to import in bulk and break shipments down for buyers across the Gulf.
Production is thin by comparison with Jubail in Saudi Arabia or Ruwais in Abu Dhabi. If you need a petrochemical feedstock in bulk from the producer, look there; if you need drums, totes, cylinders or small-lot specialty grades quickly, Dubai is the better stop.
Demand follows construction, marine, hospitality and light industry. Common lines are industrial chemicals, solvents, water treatment chemicals for cooling towers and district cooling, construction chemicals, industrial paints and coatings and lubricants and oils for fleets, ports and plant. Gas buyers are welders, hospitals, food and beverage producers and fabricators, who need industrial gases and gas cylinders and regulators. Dubai Supply Authority supplies natural gas to power, water and industrial customers, but that is separate from cylinder gas such as oxygen, nitrogen and argon.
Hazardous chemicals are not stored casually. Storage of flammable and dangerous goods falls under Dubai Civil Defence, and free zone tenants also follow their own authority's environment, health and safety rules, so confirm which permit your warehouse holds before sending stock there. Dubai Municipality certifies low-emitting paints, coatings, adhesives and sealants under its product certification section, so ask for the certificate on construction-grade products. Dubai Industrial City lists warehouses suited to chemical storage, near Jebel Ali Port.
Request the safety data sheet, the grade and purity, batch certificate and packing details before price. For gases, check that the cylinder test date is current and that the supplier handles refills and returns. Ask who carries the dangerous goods declaration for port movements. Put one specification in post a requirement so quotes arrive on the same basis, and read the Civil Defence approval guide for fire-related products.
Dubai's industry sits in two belts. The older belt runs through the inner industrial districts: Ras Al Khor, Al Quoz, Al Qusais, Umm Ramool and Al Khubaisi, which are the working areas for workshops, trading yards and warehouses close to the city. The newer belt lies south-west, toward Jebel Ali, where larger plots, fabrication yards and distribution centres are concentrated.
The anchor is the Jebel Ali Free Zone Authority, known as Jafza, which describes itself as Dubai's largest free zone and the largest customs bonded zone in the Middle East. It lists more than 11,000 businesses and sectors that include logistics, petrochemicals, automotive spare parts, electronics, machinery and equipment, and healthcare distribution. Beside it, Dubai Industrial City, part of TECOM Group, offers land and warehouses for structural steel fabrication, advanced manufacturing and distribution. Dubai South adds a Logistics District and an aviation-linked free zone around Al Maktoum International Airport.
Most imported equipment arrives through Jebel Ali Port, which opened in 1979 and handles container and general cargo. Dubai South reports a bonded logistics corridor between its Logistics District and the port, and direct access to the cargo terminals of Al Maktoum International Airport. Etihad Rail has run freight services since 2023, carrying bulk and industrial cargo for construction, manufacturing and energy. From Dubai, trucks reach Sharjah and Ajman in under an hour in normal traffic, and the other emirates by the main Emirates Road and Sheikh Mohammed bin Zayed Road corridors. Confirm transit times with your forwarder, since they depend on the hour and the gate.
Dubai Municipality sets building rules and runs product certification through its Dubai Central Laboratory, covering items such as reinforcing steel, cement, concrete blocks and low-emitting paints and sealants. Dubai Civil Defence approves fire and life safety products and hazardous storage. Dubai Customs handles clearance. Free zone companies deal with their own authority, Jafza for example, while mainland companies are licensed by Dubai Economy and Tourism. Dubai Supply Authority, known as DUSUP, controls the natural gas supply and runs a No Objection Certificate process for work near its gas corridors, and Dubai Electricity and Water Authority serves power and water connections.
Construction and fit-out are the largest buyers because Dubai keeps building towers, villas and infrastructure. Logistics and re-export trade follow, driven by the port and the free zones. Food and consumer goods distributors, automotive and spare parts traders, and electrical and electronics wholesalers cluster around Jafza and the inner districts. Heavy upstream oil and gas, mining and large process industry are less visible here than in Abu Dhabi or the Eastern Province of Saudi Arabia, though Dubai has a refinery at Jebel Ali and a gas-supply system that buy valves, tanks and pipe.
