Fan Coil Units Suppliers, UAE
Fan coil units in the UAE are the chilled water room terminals that cool apartments, hotel rooms and offices on central or district cooling. This page lists UAE fan coil unit suppliers and explains the main types, how coastal humidity and district cooling water temperatures change selection, the AHRI, Eurovent and Dubai rules that apply, and what drives price and lead time.

What are fan coil units and which types are installed in the UAE?
A fan coil unit (FCU) is a room-level terminal with a fan, a chilled water coil, a filter and a condensate tray that recirculates and cools the air in one space. It is the most common terminal in UAE apartment towers, hotels and offices served by central or district chilled water, and it sits within HVAC and district cooling equipment in the UAE. The FCU only handles the room; ventilation air reaches it from a separate fresh air unit.
| FCU type | Typical UAE location | Key specification |
|---|---|---|
| Ceiling concealed, ducted | Apartments, hotel rooms, offices with ceiling voids | Cooling capacity at the chilled water temperatures supplied, available external static pressure, sound power at medium speed |
| Cassette | Retail units, open offices, clinics without long duct runs | Four-way or two-way discharge, condensate pump, grille finish |
| Floor standing, exposed or concealed | Perimeter zones against glazing, lobbies, older buildings | Casing finish, return air path, access to filter and valves |
| High wall | Lift machine rooms, small offices, guard rooms | Compact coil, valve kit inside casing, drain routing |
| 2-pipe or 4-pipe | 2-pipe for cooling only and district cooling; 4-pipe where some rooms need heating | Coil circuits, valve arrangement, controls |
Motor and valve choices now decide much of the running cost. EC (electronically commutated) fan motors use less power than older multi-speed AC motors and allow continuous speed control. Two-way pressure independent control valves (PICVs) keep flow steady as pump pressure changes and help district cooling buildings hold their contracted temperature difference. The fresh air usually comes from dedicated outdoor air handling units, and where no chilled water exists, VRF systems with DX indoor units are the usual alternative.
How do UAE humidity, heat and dust affect fan coil units?
In the UAE the main risk for a fan coil is moisture, not heat: coastal air is so humid that untreated outdoor air drawn into ceiling voids condenses on cold coils, pipes and ducts, and causes mould and water damage. Dubai Health Authority's HVAC guideline puts it plainly: fan coils shall not be used to dehumidify outdoor air, which should be dehumidified by a dedicated 100% outdoor air unit with energy recovery and ducted to the FCUs.
- Condensate: specify a drain tray that covers the coil and valve kit, a slope to the outlet, insulation on the tray underside and access for cleaning. Cassettes need a reliable condensate pump.
- Chilled water temperature: select the coil at the supply and return temperatures the chiller plant or district cooling provider actually delivers. A coil sized for colder water will fall short on a district network with a higher supply temperature.
- Selection speed: DHA asks for units that deliver the required capacity at medium speed, which leaves margin and keeps noise down; the same rule works for hotels and homes.
- Dust: fine dust loads FCU filters quickly; choose filters that can be changed from the room or a ceiling hatch without removing the unit.
- Insulation: chilled water pipes, valves and supply plenums in humid ceiling voids need closed-cell insulation with a continuous vapour barrier, sourced from thermal insulation suppliers.
Which standards and approvals apply to fan coil units in the UAE?
Fan coil units in the UAE are specified against international performance certification, the emirate's green building rules and, for healthcare, the health regulator's design guidelines. The table summarises what applies as of 2026; confirm details with the authority named.
| Requirement | Applies to | Who sets it |
|---|---|---|
| AHRI 440 (I-P) and 441 (SI), Performance Rating of Fan-coil Units, 2019 editions reaffirmed 2024 | Rated cooling capacity, sensible capacity and power input of chilled water FCUs | Air-Conditioning, Heating, and Refrigeration Institute (AHRI) |
| Eurovent Certified Performance, fan coil units programme | Ducted units up to 1 m³/s and 300 Pa, non-ducted below 0.7 m³/s; certifies capacity, power, sound power and FCEER and FCCOP energy classes from A to G, with a district cooling 2-pipe type | Eurovent Certita Certification |
| DHA Health Facility Guidelines, Part E, Mechanical (HVAC) | FCU use, fresh air supply, PICVs and placement in Dubai health facilities; FCUs barred where ASHRAE 170 prohibits room recirculation | Dubai Health Authority |
| Al Sa'fat Dubai Green Building System | HVAC efficiency, insulation and ventilation provisions in new Dubai buildings | Dubai Municipality |
| In-Country Value (ICV) certificate | Supplier scoring in government and semi-government tenders | MoIAT |
MoIAT's energy efficiency label lists room and commercial and central air conditioners; chilled water fan coils are not named on the scheme summary we checked, so confirm with MoIAT whether a specific unit, especially a DX fan coil, needs a certificate. The ECAS and EQM conformity guide explains how to check a product.
How do you choose a fan coil unit supplier in the UAE?
Choose a supplier whose units are certified (AHRI or Eurovent) at the rating you will rely on, who is on the consultant's approved make list, and who can supply valve kits, controls and spares locally. FCUs are bought in hundreds per tower, so after-sales and consistency matter more than the price of one unit.
UAE-made options include SKM Air Conditioning and Trosten. Imported and regional ranges come from Carrier, Trane, York (Johnson Controls), Daikin, CIAT, the Italian fan coil specialist Sabiana, TROX, Systemair, FlaktGroup and Petra.
- Send a schedule with capacity, chilled water temperatures, external static pressure, sound limits and valve type for each unit.
- Ask for certified data at standard conditions plus a selection printout at your project conditions.
- Confirm the valve kit, actuator and thermostat are compatible with the building management system.
- Request a mock-up room or sample unit on large residential and hotel jobs before the bulk order.
To compare several UAE suppliers on the same schedule, post your requirement with the FCU schedule attached.
What drives the price and lead time of fan coil units in the UAE?
Price follows unit type, coil rows, motor technology and the valve and controls package; lead time follows quantity and whether the units are made in the UAE or imported. Local factories can usually ship standard ducted units faster than European or Asian imports landing at Jebel Ali.
- Motor: EC motors cost more than AC multi-speed motors but cut fan energy.
- Valves and controls: PICVs, modulating actuators and networked thermostats add cost per unit.
- Acoustic limits: hotel and residential noise criteria may need larger units run at lower speed.
- Volume: tower-scale orders get better pricing but need production slots planned around the fit-out programme.
- Certification: Eurovent or AHRI certified models cost more than uncertified copies and protect capacity.
