What are cladding and facade systems, and which types do UAE projects use?
A cladding or facade system is the outer skin of a building: panels, boards, glass or stone fixed to a support frame in front of the structure, with insulation, membranes, cavity barriers and fixings behind it. On ListGCC it is part of building envelope products for the UAE, which also covers doors and windows for UAE buildings and roofing systems and waterproofing, the two packages most often coordinated with the facade at openings and parapets.
In the UAE the facade is treated as a tested system, not a pile of separate products, so the right question is which system has been tested and approved in the configuration you plan to build. The table summarises the main families.
| System | Typical UAE use | Key specification points |
|---|---|---|
| Aluminium composite panels (ACP) | Commercial and residential towers, retail frontages, signage bands | Core type (fire-rated mineral-filled core rather than a plain polyethylene core), reaction-to-fire class, coating system, panel thickness, tested full assembly |
| Fibre cement boards and planks | Ventilated rainscreens on low and mid-rise buildings, soffits, schools and villas | Board density and thickness, through-colour or coated finish, fixing method, fire classification |
| Glass curtain walls, stick and unitised | Office towers, hotels, airports, showrooms | Solar control and thermal performance of the glass, wind load, air and water tightness, structural silicone, spandrel fire separation |
| Insulated metal sandwich panels | Warehouses, logistics sheds in JAFZA and KEZAD, cold stores, factories | Core material (mineral wool, PIR or PUR), panel span, fire test evidence for the core and the assembly, joint design |
| Natural and engineered stone cladding | Hotels, mosques, government buildings, podium levels | Stone type and thickness, flexural strength, anchor and kerf design in stainless steel, open or sealed joints |
How do UAE heat, sun, humidity and sand affect facade materials?
UAE facades must cope with intense solar load, large surface temperature swings between day and night, humid coastal air and wind-blown sand. These conditions mainly test movement joints, coatings, sealants, glass and fixings, so the specification has to cover them explicitly.
Heat and thermal movement
Aluminium panels and frames expand and contract more than the concrete behind them. Ask the facade engineer for joint widths and slotted fixings designed for the surface temperatures a dark panel reaches in a UAE summer, and check that the supplier's test data covers those temperatures. Insulated panels and stone also move, so brackets need adjustment and tolerance built in.
Solar control and glazing
For curtain walls, glass selection drives cooling load. Coated solar control and low-emissivity glass in insulated units is the norm on UAE towers, and the glass and frame are designed together to meet the energy and daylight targets of the project. Dubai buildings also have to meet the Silver level of the Al Sa'fat green building system, which is mandatory for new buildings as part of the Dubai Building Code. BS EN 13830 is the European product standard for curtain walling kits and is often called up for air, water and wind performance.
Coastal air, humidity and sand
Most UAE cities are on the coast, so specify stainless or suitably coated brackets and fixings, compatible metals to avoid galvanic corrosion, and coating systems with a track record in a marine climate. Humidity and air conditioning together create condensation risk behind cladding, which the vapour control and ventilation design must address. Sand abrades finishes and fills drainage paths, so plan for facade access and cleaning from day one.
What fire safety rules apply to cladding and facades in the UAE?
Facade fire safety in the UAE is governed by the UAE Fire and Life Safety Code of Practice, issued by UAE Civil Defence under the Ministry of Interior and enforced by the civil defence authority in each emirate. Since the 2017 and 2018 editions, the code treats the facade as a system that must be fire tested as a full assembly, certified by an accredited body and inspected on site. The details below were checked in October 2026 from news reports and industry articles; confirm the current edition and clauses with your fire consultant and the civil defence authority.
| Requirement | Applies to | Authority |
|---|---|---|
| UAE Fire and Life Safety Code of Practice (updated 2017, revised 2018) | Design, materials, testing and inspection of external wall and cladding systems | UAE Civil Defence, Ministry of Interior |
| Full-scale assembly fire test, for example NFPA 285 | The complete cladding system, mocked up and burned before installation | Accredited test laboratory, accepted by civil defence |
| Reaction-to-fire testing of each component, for example BS EN 13501-1 classification | Panels, cores, insulation, membranes and other facade components | Accredited laboratory and certification body |
| Testing at Emirates Safety Laboratory before registration (Dubai) | Cladding materials, facade systems and roofing systems on Dubai projects | Emirates Safety Laboratory and Dubai Civil Defence |
| Site inspection that installed materials match the tested system | Facade installation, including cavity barriers and fixings | Independent accredited inspection body, as reported |
What the 2018 code changed
When the updated code was launched in January 2017, Khaleej Times reported that the revised chapters included cladding in buildings. In November 2018 Gulf News reported that the 2018 code requires full-scale mock-ups of cladding systems to be fire tested, with NFPA 285 cited, followed by site inspections to confirm that the same materials and system are installed. A 2021 article by a fire engineer in a regional facade journal summarised further points: each component needs reaction-to-fire testing, the complete facade assembly needs a fire test, the system must be certified by an accredited testing and certification body, cavity fire barriers are required at each floor level, a 1-hour fire-resistance-rated spandrel separation is required for buildings over 15 m, and field inspection is carried out by an inspection body accredited to ISO 17020. These are reported summaries, not the code text, so ask the fire consultant for the exact clauses.
Dubai: Emirates Safety Laboratory and registration
Dubai Civil Defence launched commercial operations of the Emirates Safety Laboratory (ESL) in April 2022 as a government testing and certification body. In April 2023 Gulf News reported that cladding materials, facade systems and roofing systems for Dubai projects are tested and approved by ESL before product registration with Dubai Civil Defence. For the general approval process and how to verify a certificate, see our guide to UAE Civil Defence product approval.
In practice, ask every cladding supplier for the full assembly test report that matches your build-up (panel, insulation, membrane, cavity barrier, substructure), the certification listing, and evidence of civil defence acceptance for the emirate where the building sits. A panel certificate on its own is not enough.
Who supplies cladding and facade systems in the UAE?
UAE facades are usually bought through a facade contractor who designs, fabricates and installs the system, sourcing panels, glass, profiles and insulation from manufacturers and their authorised distributors. Panel manufacturers with UAE production or stock, glass processors and aluminium system houses all sell into this chain.
Brands carried on ListGCC include Alucobond by 3A Composites, available in A2 and FR fire-rated grades; Alpolic by Mitsubishi Chemical, with A2 and FR mineral-core panels; Alubond, an ACP and metal composite brand made in the UAE by Mulk Holdings; Emirates Float Glass in Abu Dhabi, which makes clear, tinted and solar control coated glass; Guardian Glass, with its SunGuard coated glass range; Schueco, a German aluminium curtain wall and window system house; and Kingspan for insulated roof and wall panels.
Check three things with any supplier: that the product grade quoted is the one in the tested assembly, that the distributor is authorised for the UAE (ask for a dated letter), and what stock is held locally versus made to order. Our guide to sourcing industrial suppliers covers vetting. If you want facade contractors and distributors to price the same scope, post your cladding requirement with drawings and the building height.
What drives the price and lead time of cladding in the UAE?
Cladding cost in the UAE is driven by the system type, the fire-rated grade and test evidence required, the finish, and the engineering and installation complexity, more than by the panel price alone. Lead time is set by testing and approvals as much as by manufacturing.
- Fire performance: mineral-core and non-combustible grades, cavity barriers and approved insulation cost more than the materials they replaced.
- Testing and certification: a new full-scale assembly test, or adapting a design to fit an existing tested system, can add significant cost and time.
- Finish and coating: special colours, metallic and natural finishes, and long coating warranties.
- Glass: coating type, insulated units, laminated or heat-strengthened glass, and unitised versus stick curtain wall.
- Geometry: curved, folded or perforated panels and non-repeating modules add fabrication cost.
- Access and height: cranes, mast climbers and building maintenance units on towers.
Standard panel colours and common glass makes may be held in UAE stock, while special finishes, large unitised curtain walls and imported stone are made to order. Build the civil defence approval step and any mock-up test into the programme before fabrication release.
