Warehouses for rent in Saudi Arabia are logistics and industrial units leased in Riyadh, Jeddah, Dammam, Al Kharj and other cities for dry, cooled and open storage. This page lists landlords and agents, and explains Ejar lease registration, Civil Defense and municipal licensing, MODON industrial cities, desert climate risks and what moves rent.
The industrial real estate and rental core supply is MODON's three industrial cities, which sit in the south of Jeddah Governorate. Saudipedia lists the First City as opened in 1971 with 1,119 factories, the Second as opened in 2009 on about 8 million square meters, and the Third as opened in 2012 with about 24 million square meters developed out of a planned 80 million. For small manufacturers the entry route is factory buildings and ready built units: MODON reported 24 ready plants of 350 square meters in the First City in 2024, and a 2024 agreement with an Omani developer for 52 ready made factories in the Second. Larger users lease industrial zone plots and build their own plant.
Warehousing is concentrated at Jeddah Islamic Port and around the airport. The Mawani and DP World Jeddah Logistics Park was reported at SAR 900 million and 415,000 square meters, with 185,000 square meters of warehousing, more than 390,000 pallet positions and a 30 year concession, with opening expected in the second quarter of 2025. In July 2026 a trade report described Bahri's 95,000 square meter bonded zone at the port, with ambient, chilled and frozen storage. For tenants looking at warehouses for rent or logistics park facilities, these parks suit import heavy users, while the industrial cities suit manufacturing and light assembly. Aero Park I, a 1.2 million square meter aviation city beside the airport, is aimed at aircraft maintenance tenants.
Waterfront and industrial works rely on crane rental, forklift rental, generator rental and portacabins and site offices. Short projects and shutdowns also use chiller rental to keep staff and process areas cool.
Confirm who is the licensing authority for the plot, which activities the licence permits, and whether utility connections for power, water and wastewater are in place. Ask for the Civil Defense status of any warehouse that will hold hazardous goods. For rental equipment, check operator certification, insurance and the cost of mobilizing to the site. To compare options on a single brief, use post a requirement.
Jeddah is the commercial centre of the western Kingdom, and its factories sit in three industrial cities south of the built-up area, all supervised by the Saudi Authority for Industrial Cities and Technology Zones, known as MODON. Saudipedia dates the First Industrial City to 1971, with about twelve million square metres and 1,119 factories, east of Al-Rahmaniyah Market. The Second opened in 2009 west of the Coastal Road, about 30 km from the first. The Third, east of the Coastal Road, is listed with 714 factories and a much larger 80 million square metre footprint, of which 24 million is developed. In August 2024 Argaam reported more than SAR 521 million of new MODON projects there, among them a first-phase wastewater plant of 10,000 cubic metres a day in the Second City and 24 ready-made factories of 350 square metres each in the First.
Jeddah Islamic Port is the main gateway. Wikipedia describes 62 berths in service in 2023 and a share of roughly 65 percent of the Kingdom's seaborne imports, and the port is the western end of the planned Saudi Landbridge. In March 2025 DP World and Mawani inaugurated the expanded South Container Terminal, which lifts capacity from 1.8 to 4 million TEU, and a SAR 900 million, 415,000 square metre logistics park is being built beside it. The airport lies to the north, and trucks carry cargo inland to Mecca, Medina, Taif and Riyadh.
MODON leases plots and ready units. Mawani regulates the port. ZATCA runs customs, and opened an all-in-one customs hall at the port in January 2022. Jeddah Municipality issues trade and building permits, the General Directorate of Civil Defense approves fire and life safety, and the National Water Company runs water and sewage. Confirm current steps on each authority's own platform before contracting.
Construction and fit-out lead because of waterfront and city redevelopment. Food, plastics, packaging, paint and metal plants in the industrial cities buy machinery and spares, while port and logistics operators buy handling gear. Fuel is distributed from Aramco's North Jeddah bulk plant, but refining and heavy petrochemicals sit in other cities.
