Roofing Systems brands in Saudi Arabia
Roofing systems belong to building envelope products in Saudi Arabia, the same family as cladding panels and facades and windows, doors and industrial shutters. On Saudi industrial projects the roof usually arrives with the steel building; on concrete buildings it is a separate waterproofing and insulation package. The regulatory points below were checked against SASO and Saudi Building Code material in October 2026.
Which roofing systems do Saudi projects use, and which standard covers each?
Saudi projects use profiled or standing seam steel sheet and insulated sandwich panels on steel buildings, and insulation plus a bituminous or single-ply membrane on concrete roofs. SASO's insulation and cladding regulation names a standard for most of these products.
| Roof type | Where Saudi buyers use it | Standard listed in SASO Part 2 |
|---|---|---|
| Metal roofing sheets and standing seam roofs | Factories in Jubail, Yanbu and Sudair, warehouses around Riyadh, Jeddah and Dammam | SASO GSO EN 14782 (self-supporting metal sheet for roofing and cladding); SASO GSO EN 14783 (fully supported metal sheet and strip) |
| Insulated sandwich roof panels (also see insulated metal panels for walls) | Cold stores, food plants, logistics parks, site camps | SASO EN 14509 (double skin metal faced insulating panels) |
| Roof insulation boards | Flat concrete roofs on housing, schools, mosques | SASO EN 13162 (rock wool); SASO GSO EN 13165 (rigid polyurethane); SASO ASTM C578 (polystyrene); SASO GSO BS 4841-3 (PIR/PUR boards under bitumen membranes) |
| Bituminous and polymer roof membranes | Concrete roofs, podiums, plant room roofs | SASO GSO EN 13707 (reinforced bitumen sheets for roof waterproofing) |
| Skylights and rooflights | Warehouses, malls, sports halls | Glazing and polycarbonate performance per project specification; coated glass under SASO EN 1096 |
SASO Part 2 also lists SASO GSO ASTM C1492 for concrete roof tiles and SASO GSO EN 12326-1 for slate. Related products sit in waterproofing and insulation, including bituminous waterproofing membranes and rock wool insulation.
How do Saudi heat, dust and humidity affect roofing systems?
Saudi roofs work in two climates. Inland, in Riyadh, Qassim and the north, roofs face strong sun, wide day to night temperature swings and dust storms. On the Red Sea and Gulf coasts, in Jeddah, Yanbu, Dammam and Jubail, they add humid, salt-laden air. A roof specification should name the location, because coating, fixing and membrane choices differ.
Inland: sun, temperature swing and dust
Daily expansion and contraction loosens screw fixings and opens laps on long metal roofs, so ask for clip systems or oversized holes that allow movement, and for sealants rated for the joint's movement. Dust settles in gutters and valleys and on rooflights, cutting light and blocking drainage; specify gutters that can be reached and cleaned. Exposed bitumen membranes age under UV, so use a mineral-surfaced cap sheet, a reflective coating or a protected (inverted) build-up.
Coast: corrosion
On coastal and industrial sites in Jubail, Yanbu and Jeddah, salt air and industrial fallout attack sheet coatings, cut edges and fasteners. Ask the sheet or panel maker for its coastal warranty conditions, including distance from the sea, and use fasteners and flashings that match the sheet's corrosion class.
Heat load
The roof carries a large share of the cooling load in single-storey buildings such as warehouses, villas and schools. In a March 2020 statement reported by Arab News, the Saudi Energy Efficiency Center said thermal insulation of buildings is compulsory in Saudi Arabia and recommended light exterior colours to reduce heat gain. Light-coloured sheet coatings and reflective membrane finishes serve both purposes.
Which approvals apply to roofing systems in Saudi Arabia?
Most roofing products in Saudi Arabia are regulated before they reach site: SASO's Technical Regulation for Building Materials, Part 2 covers insulation and cladding materials, including roof sheets, sandwich panels, insulation and bituminous roof sheets. The building then has to meet the Saudi Building Code, including its energy code.
| Requirement | Applies to | Authority |
|---|---|---|
| Technical Regulation for Building Materials, Part 2: Insulation and Building Cladding Materials (published December 2019) | Metal roofing sheets, sandwich panels, insulation boards, bituminous roof sheets, concrete roof tiles | SASO |
| Saudi Quality Mark or recognised equivalent (Article 6/1) | Suppliers placing cladding materials on the market | SASO |
| Certificate of conformity from a SASO notified body, Type 3 model (Article 6/2) | The other products in Part 2, such as insulation and membranes | SASO notified bodies, through SABER |
| Saudi Energy Conservation Code (SBC 602 for low-rise residential), with maximum heat transfer coefficients by climate zone | Roof and wall thermal performance | Saudi Building Code |
| Saudi Building Code general requirements (SBC 201) and fire code (SBC 801) | Roof construction and fire performance | Saudi Building Code; third-party inspection by bodies accepted by SASO |
Part 2 states that cladding suppliers must hold the Saudi Quality Mark or an equivalent, while suppliers of the other listed products need a certificate of conformity issued by a SASO notified body under the Type 3 model, backed by a supplier declaration of conformity and a risk assessment. Products carrying the Quality Mark are treated as compliant. Whether a profiled roof sheet is handled as cladding or under the general route can depend on the HS code used on SABER, so ask your notified body before you order. Our guide to SASO and SABER certificates explains product and shipment certificates.
On energy, a 2019 study of SBC 602 in the journal ETASR describes the code as dividing the Kingdom into three climate zones, each with maximum overall heat transfer coefficients, and notes that enforcement was still developing at the time. Ask your consultant which energy code and zone the permit drawings use, and have the roof panel or insulation supplier show the thickness that meets it.
Who supplies roofing systems in Saudi Arabia?
Saudi roofing comes from Saudi and regional pre-engineered building makers, sandwich panel manufacturers, coated coil producers feeding local roll-formers, and membrane makers with Saudi plants or agents. Because roofing products are SASO regulated, a local maker with a certified product often has an advantage on lead time.
Brands carried here include Zamil Steel, a pre-engineered building and roof cladding maker headquartered in Dammam; Kirby Building Systems and Mabani Steel standing seam and screw-down roofs; sandwich panels from Kingspan, Assan Panel and Metecno; coil from ArcelorMittal and Tata Steel Colorcoat; and roof membranes from Awazel, a Saudi bituminous membrane maker, Sika, Fosroc, Index and Danosa.
Ask each Saudi bidder:
- who holds the SASO certificate or Quality Mark for each product, and which factory it covers;
- the U-value of the panel or insulation thickness offered, against the energy code zone;
- coating specification and coastal warranty terms for the site;
- for membranes, the applicator who installs and who issues the warranty;
- what is produced in the Kingdom and what is imported per order.
Our guide to sourcing industrial suppliers in Saudi Arabia covers wider checks. To compare offers on one roof, post your roofing requirement with roof areas, drawings and the project city.
What drives roofing system price and lead time in Saudi Arabia?
In Saudi Arabia, steel and coating cost, insulation thickness and certification decide the roof price, and the slowest of production, consultant approval and SABER clearance sets the lead time.
- Steel and coating: sheet thickness, metallic coating mass and paint system, with premium coatings for coastal and industrial sites.
- Insulation and core: thicker panels to meet the energy code and mineral wool cores for fire performance cost more.
- Certification: each product needs a SASO certificate or Quality Mark, and each imported consignment a SABER shipment certificate.
- Membrane system: number of layers, exposed or protected finish, and warranty length.
- Local versus imported: Saudi-made panels and sheets avoid sea freight; imports land at King Abdulaziz Port in Dammam or Jeddah Islamic Port.
- Site location: projects in NEOM, Tabuk, Al Ula or the south add long inland transport from the main supply hubs.
Ask bidders to show certification status and lead time line by line, separating Saudi production from imported items.
