Open yards and storage yards in Saudi Arabia are fenced, hard-surfaced plots leased for outdoor storage of equipment, steel, pipe, containers and vehicles, near ports, industrial cities and project sites. This page explains the yard types, what to check on surface and access, how climate affects stored goods, which approvals apply, and how to compare offers.
Industrial land in Jubail Industrial City is allocated by the Royal Commission for Jubail and Yanbu, which has historically offered long-term land leases in developed zones with infrastructure, according to a 2013 Arab News report. Check current terms directly with the Commission, since conditions and pricing change. For buyers of industrial real estate and rental services, that means most plots come with a lease from the Commission, and private landlords offer buildings, yards and workshops around them.
Heavy users sit in the main plant estates, while contractors and suppliers look for workshop spaces, open yards and storage yards and warehouses for rent within reach of the port gates. Saudipedia mentions an Economic Center project and a SAR 67.5 billion plan to double the city's area by 2030, which points to more plots and logistics space in future phases. A 2013 plan for a dedicated logistics park in Jubail 2 was reported, but check whether it exists today before you rely on it.
Shutdown seasons fill the market for crane rental, generator rental and portacabins and site offices. Port-side projects also use modular and temporary structures. Contractors often rent instead of buying, because a project here may last a season.
Confirm who holds the lease on a building and whether sub-letting is allowed under the Royal Commission rules. Check the loading height, floor strength, access for trailers and fire safety status before signing, and verify civil defense approval of any warehouse storing chemicals or flammables. Yards near King Fahd Industrial Port and Jubail Commercial Port save haulage time, but demand is higher there. For rented equipment, ask for the operator licence, inspection certificate and who pays for transport and downtime. Describe your space or equipment need through post a requirement.
Jubail is a planned industrial city before it is a town. The Royal Commission for Jubail and Yanbu, created in 1975, develops and runs Jubail Industrial City on the Arabian Gulf coast of the Eastern Province. Saudipedia names SABIC as the main owner of the industrial complexes and says 13 of its 16 Saudi production plants stand here, alongside Saudi Aramco Total Refining and Petrochemical Company (SATORP), Advanced Petrochemical Company and Jubail United Petrochemical Company. The older estate is often called Jubail 1. Jubail 2, whose foundation stone was laid in 2004, was planned in stages, with about a quarter of its area reserved for industry and a primary zone for chemicals such as methanol, ethylene oxide and ammonia, according to a 2018 trade report.
The Commission reported that investment across its industrial cities passed SAR 1.5 trillion (about USD 400 billion) by the end of 2025, and Saudipedia says it has set aside SAR 67.5 billion to double the city's area by 2030. Smaller fabricators, workshops and service firms cluster around the main plants, because the big complexes buy maintenance and contract labour continuously.
The Port of Jubail is two harbours under Mawani, the Saudi Ports Authority. King Fahd Industrial Port, opened to serve the industrial city, handles bulk and plant cargo, and Jubail Commercial Port handles general, container and bulk cargo. Saudi Global Ports, a PIF and PSA International venture, holds a build-operate-transfer contract for multipurpose terminals at four Eastern Province ports including both Jubail harbours. In December 2025 Mawani announced a land lease of more than SAR 500 million to a chemical terminal operator for 70,000 cubic metres of chemical storage at Jubail Commercial Port. Dammam is about 100 km south by road, and trucks and rail carry cargo on to Riyadh.
Inside the industrial city, the Royal Commission allocates land, supplies infrastructure and approves investors. Power, water and seawater cooling come from Marafiq, the utility for Jubail and Yanbu. Fire and life safety approvals come from the General Directorate of Civil Defense, medical products need the Saudi Food and Drug Authority, and customs entries are handled by ZATCA. Confirm the current steps with each body before signing.
Petrochemicals, refining and chemicals buy pumps, valves, instruments, coatings, gases and maintenance services on shutdown calendars. Utilities and the port buy electrical and marine equipment. Construction and housing demand follows the expansion programme.
