Office and commercial furniture in Saudi Arabia means the office seating, desks and storage, hotel and restaurant furniture, and commercial kitchen and laundry equipment bought for offices, hotels, hospitals and staff housing. This page lists Saudi suppliers and covers how Riyadh's dry heat and the humid coasts affect materials, which test standards and SASO rules apply as of 2026, how local content counts in public tenders, and what drives price and lead time.

Saudi projects buy four groups of products under this heading: office furniture, hospitality furniture, commercial kitchen equipment and commercial laundry equipment. The family is part of other industrial and B2B services in Saudi Arabia. Demand comes from new office towers and ministries in Riyadh, hotels and serviced apartments in Riyadh, Jeddah, Makkah and Madinah, hospitals, and staff camps for construction and industrial projects in the Eastern Province.
| Type | Where it is used in Saudi Arabia | What to specify |
|---|---|---|
| Office workstations, seating and storage | Head offices in Riyadh, regional offices in Jeddah and Dammam, plant offices in Jubail and Yanbu | Test standard (EN 1335 and EN 527, or ANSI/BIFMA), adjustability, load rating, after-sales service |
| Hotel, restaurant and lounge furniture | Hotels, pilgrim accommodation, restaurants and event venues | Upholstery ignition level, durability of frames and fabrics, cleaning regime, mock-up approval |
| Commercial kitchen and catering equipment | Hotel and hospital kitchens, central production kitchens, camp catering | Power and gas supply, ventilation and suppression interface, SABER certificate for regulated electrical models |
| Commercial laundry machines | Hotels, hospitals and labour accommodation laundries | Capacity, heating source, water treatment, spares stock in the Kingdom |
Fixed finishes come under interior finishes in Saudi Arabia, including flooring systems. Fabrics for upholstery and curtains connect to textiles and uniforms, and room signs and directories to signage and display suppliers.
Saudi Arabia has two problem climates for furniture: the dry, dusty heat of Riyadh and Qassim, and the humid coasts around Jeddah, Dammam and Al Khobar. Each damages different materials, so a specification written for one city does not always travel to the other.
Very low humidity dries out solid timber, which can shrink and crack at joints. Dust gets into chair mechanisms, castors and drawer runners. Ask for engineered or kiln-dried timber, sealed mechanisms and a service plan that includes cleaning and lubrication of moving parts.
In Jeddah and the Eastern Province, chipboard and MDF swell if edges are not sealed, steel frames rust where the powder coat is chipped, and fabrics mould in poorly ventilated stores. Specify sealed edges, a coating system suited to coastal air for metal parts, and conditioned storage for deliveries that arrive before the building's air conditioning is running.
Kitchen and laundry rooms add their own heat load to the outdoor climate. Ask what ambient temperature refrigeration units are rated for, how dryers and ironers are ventilated, and whether the supplier recommends water softening for local supply.
Furniture standards in Saudi Arabia mostly come from the project specification, while SASO technical regulations decide what certificates a product needs at import. Textile-heavy pieces and electrical equipment are where the SASO side matters most. The table shows what buyers typically check, as of 2026.
| Requirement | Applies to | Authority or body |
|---|---|---|
| EN 1335 parts 1 and 2 | Office work chairs: dimensions, safety, strength and durability | CEN standard; accredited test lab |
| ANSI/BIFMA X5.1 | General-purpose office chairs to North American specifications | BIFMA standard; accredited test lab |
| EN 527 parts 1 and 2 | Office desks and work tables | CEN standard |
| BS 7176 with BS 5852 or BS EN 1021 tests | Upholstered seating in hotels, offices and public buildings | BSI standard; level agreed with the project fire engineer |
| SASO technical regulation for textile products | Furniture coverings with at least 80% textile content by weight | SASO, certificates via SABER |
| SABER product and shipment certificates | Regulated electrical kitchen and laundry equipment | SASO |
| Mandatory List and local content requirements | Furniture and equipment bought by government entities | LCGPA |
SASO's technical regulation for textile products, published in 2018 and in force from February 2019, includes furniture coverings that contain at least 80% textile by weight. It sets labelling rules and restricts certain hazardous substances. Upholstered items that fall within it go through SABER for certificates. Confirm with a conformity body whether your item is in scope, because a timber chair with a small seat pad usually is not.
BS 7176 grades ignition resistance for non-domestic seating by the fire risk of the end use, using BS 5852 or BS EN 1021 tests on the fabric and filling together. Hotel and public-building specifications in the Kingdom often ask for these reports; agree the level with the fire engineer. On sustainability, Saudi Arabia's Mostadam rating system, from the Ministry of Municipal and Rural Affairs and Housing, rates buildings rather than furniture, so check with the project's consultant before claiming points for a range. BIFMA's LEVEL certification is one form of evidence some specifications accept.
The Local Content and Government Procurement Authority (LCGPA) maintains a Mandatory List of national products that government entities generally have to follow, and sets minimum local content levels for designated procurements. Where a national product is not on the list, competing foreign products may be evaluated as if priced 10% higher. Furniture made in Saudi factories can therefore win ministry, university and hospital tenders on evaluation even at a higher bid price.
Suppliers in the Kingdom fall into Saudi manufacturers, dealers of imported brands, contract FF&E houses, and kitchen and laundry specialists. Riyadh holds the largest showroom cluster; Jeddah serves the hotel and pilgrimage market; Dammam and Al Khobar serve corporate and industrial clients in the Eastern Province.
Before awarding, visit a recent installation of the same range in the Kingdom if possible, and ask how chairs and mechanisms have held up after a summer. For multi-city rollouts, such as a bank or ministry furnishing branches across several regions, check that the supplier can install and service in every city rather than relying on one Riyadh team.
Price depends on origin, customisation and certification; lead time depends mostly on whether goods are made locally, held in stock or imported to order.
To compare quotes, post your requirement with the FF&E list, test standards, fire level, local content needs and delivery cities.
