Glass curtain walls in Saudi Arabia are aluminium and glass facades, built as stick or unitised systems, used on towers, hospitals, airports and giga-project buildings in Riyadh, Jeddah and Dammam. This page lists Saudi curtain wall suppliers and covers system choices, climate effects, the SASO glass standards and certificates, Saudi Building Code fire and energy rules, and what sets cost and delivery.
Khobar is built up almost to its edges, so new work here is mostly infill towers, offices, hospitals, hotels and refurbishment along the waterfront and the main commercial streets, rather than new-town land clearing. A medical city in Al-Aziziyah, awarded by the Eastern Province Secretariat under a 50-year investment contract and reported in May 2025, shows the kind of public-private building the city is attracting. The construction and building materials hub covers the full range; the sections below focus on what Khobar projects order.
Facades are the visible item on a coastal tower, so buyers compare cladding and facades, aluminium doors and windows and waterproofing systems that cope with humidity and a high water table near the coast. Basements and car parks drive demand for concrete admixtures, while tight city plots mean scaffolding and access and cranes and lifting are hired in rather than owned. Fire protection is specified on almost every tower and hospital.
Bulk materials such as cement, aggregates and structural steel mostly come from the Dammam area. For civil works at scale, pipelines and plant foundations, see the Dammam construction page.
Al-Khobar Municipality, under the Eastern Province Amana, issues building licences, and its published requirements cover approved plans, site fencing and keeping materials inside the boundary. Civil Defense approves fire and life safety systems, and the Saudi Building Code sets the technical baseline. Materials and equipment need SASO conformity; our SASO and SABER guide explains the certificates.
City sites have little laydown space, so ask suppliers for staged deliveries and off-peak hours. Keep fire-rated products on the submittal list with test reports. For facades, request a mock-up sample and the fixing detail before bulk orders. Post a requirement to compare delivered prices to Khobar.
Khobar is the commercial and residential core of the Dammam metropolitan area, so most of its business is offices, trading, hospitality, healthcare and services rather than heavy plant. The 2022 census counted 409,549 people in the city and 658,550 in the governorate, and the city sits between Dammam and Dhahran, the headquarters of Saudi Aramco, about twenty minutes from each. Its streets follow a grid, with older markets around Suwaiket Street and shopping malls elsewhere. The two universities nearby, King Fahd University of Petroleum and Minerals and Prince Mohammad bin Fahd University, add engineering and research demand.
Factories are a short drive away. Dammam First Industrial City is reported to hold 124 factories, and Dammam Second Industrial City spreads over about 6,000 acres along Highway 615 with some 120 operating plants and more under construction. The Dhahran to Jubail Expressway leads north to Jubail Industrial City for large petrochemical and heavy industry. Khobar buyers usually order from the estates and have goods delivered into town.
Khobar once served as Aramco's early port, but commercial shipping later moved to King Abdulaziz Port in Dammam, which handled about 2.04 million TEU of capacity in 2022, and petroleum exports moved to Ras Tanura. A new waterfront port is described as under construction south of the South Corniche. King Fahd International Airport is roughly 50 km away, reached by the Khobar to Dammam Highway (605). The nearest railway station is in Dammam, on a 449 km line through Abqaiq and Hofuf to Riyadh.
The King Fahd Causeway to Bahrain opened on 25 November 1986 and is about 25 km long. After works completed in June 2020 it reopened for commercial transit traffic, with new gates on the Saudi side. Rules for trucks change, so ask your forwarder for the current customs procedure before you plan a Bahrain leg.
Building and municipal matters fall under Al-Khobar Municipality, one of five municipalities in the Eastern Province Amana, which is headquartered in Dammam and reports to the Ministry of Municipalities and Housing. Factory land and ready units in the industrial cities come through MODON. Private hospitals work with the Ministry of Health, and fire and life safety approvals come from Civil Defense. Customs clearance is handled by ZATCA at the port or border. Check each authority's own platform for the current steps.
Oil and gas contractors and engineering firms keep offices here to be near Aramco. Hospitals, malls, hotels and towers need cooling, security, cleaning and maintenance. The governorate reports eight hospitals with 2,809 beds, and private hospital capacity has kept growing, so medical supply is a steady buyer.
